NEW CONSTRUCTION OVERVIEW: I always enjoy when Lennar hosts events and I have a chance to talk to the good people over there and get updates on new construction for me and my clients. They are always very gracious in answering my questions and always caution me that “things can change”. Here is the rundown for 2007 and what to expect for '08:
- The West Creek/West Hills project is fully under way!
If you haven't seen it yet, you should at least drive by and take a look at what's going on. They are always available in the "New Home Centers" to answer your questions. However, before making a purchase decision, I advise speaking to a realtor about it. West Creek is the area South of Copper Hill and bordered by the San Francisquito Creek. This area will be made up of higher-density housing comprised mainly of townhomes and attached residences. However, there will be detached homes ranging up to over 3000 sq ft.
Take a look at some of the models available and selling.
West Hills will be all single family homes on lots from 4,500 to over 9,000 sq ft. A new elementary school is also planned. This project is a bit behind West Creek, and has met further delays as home sales have slowed. The latest from Lennar is that they will continue selling their Castillo, Mosaic and Patina models, but no new neighborhoods will be released until summer. Also, it doesn't look like some of the larger homesites will be released until end of '08 and early '09. Lennar/Greystone is, at this point, the only builder. Here are some of the models being built and developed for West Hills.
This 1,800 home development is also underway with some models already for sale. Starting behind Bouquet Canyon at Newhall Ranch it runs parallel to Soledad along the river past Saugus Speedway to the Cross Valley Connector. Most of River Village will be gated, this is also being built by Lennar.

Due to less than stellar new home sales (you may have heard of this), they are offering incentives to buyers up to $128,000 per home in the upcoming weeks and through the end of '07.
They are now advertising to investors some incentives for leasebacks:

This project hasn't come to term yet, it's still a ways away but will be one of the most ambitiout projects ever done here in the Santa Clarita Valley. Here's some preliminary info.
The community will feature a variety of amenities for future Newhall Ranch residents and visitors, including:
• Up to 3 community parks
• Up to 10 neighborhood parks
• Public Library
• World-class golf course
• 50 miles of trails
• Over 6,000 acres of natural areas
Only by incorporating smart planning principals can Newhall Ranch offer first-class amenities and family homes in a sensitive design that protects the environment. These principals also guide how Newhall Land plans for schools, local jobs and roadway improvements.
There are two main areas, or villages to Newhall Ranch One is called Mission Village and one is called Land Mark Village
Here are some preliminary numbers for the separate villages.
Mission Village - 5,330 homes (near Shopping - high density)
Landmark Village - 1,444 homes (600 single-family, 844 multi-family)
Homestead - 5,600+ homes (with more open space)
Potrero Valley - 8,200 homes (Golf Course Community and 4,200 acres of natural reserve)
